Fraction II of Article 6 of the Federal Law of the Commercial Notary Public enables the Corredor Público to be an expert appraiser/valuator; such ability is also acknowledged and attested in other federal legislations such as the Federal Law of the Income Tax, Credit Institutions Act, Federal Law on Bonding Institutions, Commercial Code, and bylaws of the Federal Tax Code among others; whereby the appraisals made by a Corredor Público have probative force; being accepted and recognized for financial purposes, tax, legal, expert testimony, and accounting among others.

In addition to the appraisals made by the Commercial Notary Public, we are also authorized to elaborate the following appraisals:

  • Appraisals required to legalize the transfer, assignment, or conveyance of property (real estate). These appraisals are called “Cadastral Appraisals”, and are authorized by the City Hall of the Municipality of Los Cabos. Attorney Romina Ruiz Cardenas, has been appointed as the expert appraiser number 53 in this Municipality.
  • Appraisals required for lawsuit and litigation issues filed at the courts of the State of Baja California Sur, with authorization number SGA 032/2012 issued to attorney Romina Ruiz Cardenas by the Supreme Court of the State of Baja California Sur in the areas of valuation of assets, real estate and businesses.

Attorney Romina Ruiz Cardenas, has a master degree in Valuation with professional authorization number 7109625, specialty in appraising of machinery and equipment with professional authorization number 869330, and specialty in valuation of intangible assets.

All appraisals are executed pursuant to the established in the guidelines for Corredores Públicos, and the Mexican Standard in valuation published in the official federal gazette on April 19 th 2016, amongst other regulations in valuation area.
